Garage Conversion ADUs in Walnut Creek

Converting a garage is usually the fastest, least expensive way to add a legal ADU: about $150,000–$250,000+ in Contra Costa (Mazzamuto Construction). State law requires no setback for the existing structure, no replacement parking and no new utility connection fee.

What the law gives you

Why conversions are easier

  • No new setback. Converting existing space keeps its footprint; the 4 ft rule applies to new construction. §66314
  • No replacement parking. The city can't require you to replace spaces lost to the conversion. §66314(d)(11)
  • No new connection fee. An ADU in existing space needs no separate utility connection or capacity charge. §66324
  • 60-day decision. Like any ADU, a complete application gets a decision within 60 days. §66317

FAQ

Garage conversion questions

How much does it cost to convert a garage into an ADU?
In Contra Costa, Mazzamuto Construction puts garage conversions at about $150,000–$250,000+ for a 350–600 sq ft unit. Bay Area per-square-foot figures run $250–$400+ (IMKAT). Slab work, ceiling height and a new bathroom drain line drive the spread.
Is it legal to convert a garage to an ADU in California?
Yes, with a permit. State law lets you convert an existing garage without new setbacks and bars the city from requiring replacement parking for the lost spaces (Gov. Code §66314). Unpermitted "garage studios" can't be legally rented and may need to be undone.
Do I have to replace the parking?
No. When a garage, carport or covered parking is converted to or demolished for an ADU, the city can't require those off-street spaces to be replaced (Gov. Code §66314(d)(11)).
Is a garage conversion better than an addition?
A conversion reuses the slab, walls and roof, so it's usually cheaper and faster, needs no new setback, and avoids new utility connection fees. An addition or detached ADU gives more space and keeps the garage. If you need the storage or parking, compare both.
