ADU Rebates and Financing in Walnut Creek

The main local incentive is the state-funded SD7 ADU Accelerator: up to $15,000 per ADU in participating cities. Walnut Creek's share was fully claimed as of July 15, 2025, and the state's $40,000 CalHFA grant is fully allocated. The most dependable savings now are fee rules: no impact fees under 750 sq ft and Lafayette's 50% cut through 2026.

FAQ

Rebate and grant questions

Is there a $40K ADU grant in California?
The CalHFA ADU Grant Program offered up to $40,000 toward pre-development costs such as site prep, plans, permits, soil tests, impact fees and surveys. CalHFA states that "the latest round of ADU funding has been fully allocated," and it is not taking new applications. Be wary of anyone who says they can get you one.
Can I still get the Walnut Creek ADU rebate?
Walnut Creek's share of the SD7 ADU Accelerator ($129,837) was fully claimed as of July 15, 2025. The City still accepts applications for a backup list in case funds free up.
Which cities are in the SD7 ADU Accelerator?
Antioch, Brentwood, Clayton, Concord, Danville, Dublin, Lafayette, Livermore, Moraga, Oakley, Orinda, Pittsburg, Pleasanton, San Ramon and Walnut Creek. Pleasant Hill and unincorporated areas such as Alamo and Blackhawk are not listed.
